The familiar site of The Greyhound at the corner of High Street South and Great Northern Road, in Dunstable, could soon be gone, as an application has been submitted to tear the place down and replace it with a modest block of eight flats, as shown below:

As you can see from these drawings, the new build is intended to be in keeping with the character of the surroundings.  The new build aligns with the existing buildings and its roof extends from those of the neighbouring townhouses. This reinforces the homogeneity of the streetscape.

The one and two-bedroom flats would be provided with parking for 12 vehicles at the rear as well as cycle parking. Only the ground floor units will have private amenity space.

The site is currently occupied by K’s Bar and Restaurant.  The site is not within a conservation area nor is it a Listed or Locally Listed building. The current tenants took over the site in 2016 and opened the current Indian Restaurant. Despite attempts to adapt and appeal to different markets by bringing in a food offering, the site has continued to struggle financially. There would be a loss of three full-time jobs.

Energy Efficiency

The proposals will include the use of Hydro-Zero Fusion Technology boilers. The use of this new technology boiler will ensure that the dwellings will be in accordance with the Dwelling Carbon Dioxide Emission Rate (DER). This technology is much more efficient than both gas and electric boilers.
